Here's an idea you might want to look into – space-charge tube equipment (i.e. receivers, transmitters). Your experience and quite capabl presentation would put a better face on it than I can.🙂

Why did "moving" cost $10k5? Just borrow or rent a truck and well, move the stuff.
Nice Fran. I'm curious as to why you didn't just buy a place. $11,000 (at 5% down) would have bought a place worth $220,000.

I stumbled across your channel a few weeks ago, then realized, "Hey, I used to watch her." Subscribed now. I was unemployed and all but homeless for 5 years. Now have nice job with good pay. I'll pop over to patreon (wouldn't do that for just anybody). Living in a motel now. Get a few paychecks and I'll start looking for a place.
It’s great to compare the Fran of today with the Fran who was abused by her landlord and then evicted. I have followed your progress and can see how much it helps to know that all these people have your back.

Your choice of occupation seems well-suited, but one of its prime advantages is that it isn't particularly location dependent. You need m/l reliable utilities including decent internet, but those are your least flexible requirements. You stayed put, presumably due to your established social network. Meanwhile, Baltimore or Detroit will PAY you to physically occupy commercial property. Other cities will offer various, in-kind, incentives to occupy commercial space, such as tax breaks, regulated rent, etc. You had and have more sustainable options, but maybe not in that particular city. Fortune rewards those who use every advantage presented.
